Taking an Entrepreneurial Approach to Real Estate Sales (NYS Course No. C-1023)

Achieve the maximum return on your investment of time and money.  Develop a business plan based upon the most profitable use of your time.  Explore ways to achieve the greatest possible benefits to your clients in the shortest period of time.  Learn to recognize the “early warning signs” that will help you avoid the “pitfalls” in the listing and selling process that will cost you and your client later.  Gain self-confidence and the respect of sellers and buyers by demonstrating to them your professional skills.

Ethical Way to a Big Win in Real Estate (NYS Course No. C-247) 

This course examines issues that enable real estate professionals to achieve their business objectives with the framework of an ethical structure.  It examines relationships with clients and customers through case studies that have resulted in ethical and legal conflict.  It pays special attention to the “National Association of Realtors Code of Ethics,” as well as those of the New York State Association of Realtors local and Real Estate Boards.

Real Estate Property Management (NYS Course No. C-481)

Learn the skills necessary to professionally and profitably manage residential properties: rentals, condominiums, cooperatives, town houses, planned unit developments, staff housing and government assisted housing

Brokerage and Management of Single-Family and Small-Sized Residential Properties (NYS COURSE NO. C-1146)

This course is intended to concentrate on the legal responsibilities of real estate licensees to property owners and tenants with respect to the brokerage and management of “single family” and “small-sized” residential properties.  It will address issues of Federal, State and Local Laws as they pertain to landlord and tenant rights and responsibilities to each other.  It will further address the real estate licensee’s role in the enhancement of the value of the property on behalf of the owner and the service due the tenants.

Generating Sales & Listings (NYS COURSE NO. C-419)

This course is intended to help real estate professionals determine the most profitable use of their time.  It examines the benefits of various types of listings to clients and agents, methods for pricing and promoting the property, pocketing commission, separating buyers from “lookers,” presenting the offer to the client, as well as the legal obligations of agents to both clients and customers.

Agency and Contract Law (NYS Course No. M-5087)

This course defines through actual examples of case law, issues of fiduciary responsibility of agents to principals, honest and fair dealing owed to customers, what constitutes an agency relationship, legal and illegal dual agency, vicarious liability, sub-agency, procuring cause of the sale, entitlement to commission, agency and seller disclosure laws, misrepresentation, fraud, types of listing agreements and contracts related to the listing and sale of real estate.

The Real Estate Professional and Fair Housing Compliance (NYS Course No. M-3830)

Protect yourself and your client by knowing the law.  Fair housing laws and prohibited acts are discussed.  Class will role-play questions and suggested answers.

Real Estate Finances and Taxes (NYS Course No. M-5089)

This course focuses on the various sources of financing available to purchasers of real estate, the obligations of borrowers and lenders, voluntary and involuntary liens, types of mortgages, assignment and assumption of mortgages, private mortgage insurance, Regulation “Z” usury laws, N.Y. State “Star” Program, “Mansion Tax,” Transfer Tax, “East End Transfer Tax,” impact of the secondary mortgage market on real estate financing, reverse mortgages, loans available in agricultural areas, construction loans and home equity loans.

Realtors' Qualifying Courses
Meet New York State requirements in just five or six sessions!

Accelerated Real Estate Salesperson (NYS Course No. S-236)

First-time qualifying course for license as a real estate salesperson covering the subjects required by the NYS Department of State, Division of Licensing. 45 hours, including review and final exam. Prepares you to take the NYS examination.

Accelerated Real Estate Broker (NYS Course No. B-236)

First-time qualifying course for license as a real estate broker covering the subjects required by the NYS Department of State, Division of Licensing. 45 hours of lecture, including review and final exam. Prepares you to take the NYS examination.
Prerequisite: Satisfactory completion of the Real Estate Salesperson's Course plus 2 years experience.

Home Inspection Certificate and Construction Courses

It's anticipated that the home inspection industry will continue on this upward trend for the next several years. Are you ready?

Let us help you become a home inspector with our certificate program at the Southampton Campus of Long Island University. This comprehensive program will teach you the standards of practice of home inspection. It will provide you with a greater understanding and knowledge of the skills and practices necessary to own, manage and operate a successful and profitable home inspection business.

Note: This certificate attests to a student's successful completion of a prescribed academic program. New York State does not certify building inspectors and certificate holders should not represent themselves as "certified" inspectors.
Faculty members are leading experts from the building industry. All courses are conducted in an informal workshop setting which encourages active discussion of work-related challenges.

Classes can be taken individually or in pursuit of a certificate. These courses are complete in themselves and require no prior knowledge in the specific area. However, it is suggested that for those students taking the certificate program that the core courses, "Residential Home Inspection" and "Report Writing, Contracts and Legal Issues" be taken first. Each course meets once a week in the evening for five weeks.

Certificate in Home Inspection

To earn the Certificate in Home Inspection, each student is required to take six courses, two of which must be the core courses, "Residential Home Inspection" and "Report Writing, Contracts and Legal Issues." The core courses must be taken first. A waiver to take an elective course prior to the core is possible based upon work experience or previous coursework. All requests for a waiver must be made in writing to the Program Director. There is no time limit for the completion of the program.

Residential Home Inspection

If you’re considering a career in home inspection, this is the place to start. This introductory overview will give you a preliminary knowledge of all the key areas of home inspection, including: grounds, drainage, foundation, structures, roofing, exteriors, plumbing and heating systems, electrical systems and report methodology.

Report Writing, Contracts and Legal Issues

Report writing is an essential element in home inspection. You’ll get all the basics in this course, including detailed instruction in how to write both an inspection report and a building analysis report. We’ll also cover legal and liability issues and their implications for the residential inspector, as well as insurance coverage, contracts, disclaimers and exclusions.

Building Codes

This overview course covers the building and barrier-free codes that are essential for the design and development of residential and/or commercial spaces. We’ll discuss construction classifications, fire protection, occupancy group classification, floor loads, means of egress and barrier-free design.

Life Safety Issues & Environmental Hazards

Residential and environmental issues in home inspection cover a wide range of issues. In this course, you’ll learn about radon, lead, asbestos, oil, wood stoves, fireplaces, indoor air quality and other biological air pollutants.

Residential Blue Print Reading

Interpreting and understanding different types of blueprint and shop drawings, and other residential construction documents, is key to success as a remodeler or contractor. In this fundamental course, you’ll develop a construction vocabulary and learn the various symbols and abbreviations used in architectural and structural drawings. You’ll also gain an understanding of the various types of construction used in residential and commercial buildings and how their mechanical systems function.

Residential Construction Estimating

This informal, comprehensive hands-on course is designed both to teach the beginner and to enhance the experienced contractor or salesman’s ability to perform material take-offs from both blueprints and contracts. You’ll learn strategies for creating the accurate and competitive estimates that ensure profitability and success as a remodeler.

Residential Electrical Inspection

People who do residential electrical inspection have to understand residential electrical systems, the principles of electricity and the local, state and National Electric Code. This course covers it all, placing special focus on inspection of the electrical panel, circuits and deficient areas typically found in residential wiring.

Residential HVAC Inspection

This essential course covers the different types of heating and air conditioning systems. This course will help you identify, inspect and perform an accurate assessment of the various systems inspectors encounter.

Residential Plumbing Inspection

Learn how to conduct the inspection process in home plumbing systems, including waste systems, supply lines, hot water systems, vent systems, gas piping, plumbing codes, public and private sewer systems.
